Job Description:

The Director of Entitlement is responsible for directing and managing all site-specific and entitlement aspects of the pre-development and due diligence activities associated with new corporate properties. Ensures the timely and efficient securing of all building and jurisdictional permits/approvals within contract timelines and financial perimeters identified within the real estate purchase sales agreement (PSA).

This position is also responsible for managing entitlement budgets for multiple projects simultaneously. Involves numerous phases of real estate development including legal/PSA coordination, input and evaluation of site recommendation/selection/control, predevelopment, entitlement, construction interface, planning and community outreach for all new developed locations. Includes available entitlement expertise in support of all franchisee development.

This position reports directly to EVP of Development, Construction or VP of Real Estate and works closely with construction, analytics, marketing, legal, accounting and loan closing departments.

Essential Functions:

  • Manage feasibility/entitlement studies for all new corporate development projects. Research and compile information for presentations and executive decisions.
  • Be intimately involved with the execution of land contract agreements assuring consistent terms and proper documentation, assuring that each entitlement timeline requirement can be executed within the parameters of the PSA agreement.
  • Provide permit availability/feasibility on all approved sites.
  • Coordinate/evaluate/select all required consultants required within the pre-construction time
    frame.
  • Provide all signage-related building applications for all sites.
  • Provide architectural evaluations and direction per site specific jurisdictional requirements.
  • Work internally with marketing and branding departments in developing ongoing professional presentation packages for local jurisdictional staff, planning commissions and council groups.
  • Work with real estate staff to source sites within the strategic corporate plan with consideration given to land, entitlement, cost.

Job Requirements:

1. Bachelor’s degree expected in engineering, architecture, construction management, urban planning, or similar program.
2. Five years in real estate development of multi-unit hotel, multi-family, restaurant, or retail.
3. Professional, self-starter with the ability to prioritize and handle multiple projects and meet deadlines.

Compensation will depend on experience.
