Job Summary:
We are seeking a skilled Project Manager / Estimator to join our team. The Project Manager / Estimator will be responsible for accurately estimating the costs and resources required for construction projects. This role requires strong analytical skills, attention to detail, and the ability to read blueprints and construction plans. The ideal candidate will have experience in construction management and estimating, as well as proficiency in construction management software and project coordination.

 Responsibilities:

  • Work with prospective clients through RFP’s, appointments, calls, etc. to learn their needs and develop a proposal covering the scope of work discussed.
  • Identify and evaluate during estimation of project all technical issues that are related to the project, i.e.: plans, specs, RFP’s, soils reports, schedule, etc.
  • Prepare bid packages for subcontractors and suppliers so they have all contract documents and know the scope of work we are requesting for them to quote.
  • Develop and implement a project estimate for hard bid, conceptual bids, and negotiated bids. Make sure proposals are clear and accurate so scope of work is well defined for clients’ needs during the bid process.
  • Work with the EVP of Concrete Business Operations and the Senior Estimator/Project Manager to negotiate and secure the contract with the customer.
  • Coordinate project documents using Microsoft Teams so field and office personnel always have up-to-date information for construction of the project.
  • Be proactive in obtaining the information needed.
  • Make sure all project start-up work is completed prior to starting work i.e.: contract, COI, bonds, dig safe, Foundation cost code import/budget, and schedule of values.
  • Procure major ticket items at the start of the project such as concrete, rebar, and concrete accessories.
  • Submit products and mix designs to be used on projects and work with the G.C. (General Contractor).
  • Process and invoice change orders timely, and completely.
  • Submit invoices monthly, or as needed, for work completed.
  • Accurately estimate, and effectively manage, projects to be completed on time, safely, and under budget.
  • Follow any/all other job-related duties/functions requested by management.
  • Meet the weekly, monthly, and annual sales goals and margins for contract sales.
  • Exercise dependability, punctuality, and positive team player attitude, always.
  • Demonstrate excellent customer service skills, representing the company in a professional manner.
  • Maintain project job lists and organize cost codes assigned to each project.
  • Ensure FINAL budgets are inputted into Foundation for use in look backs against the budget and activities performed.
  • Work to obtain real, current costs for activities completed.
  • Provide management with monthly snapshots of current projects costs and discuss any potential problem areas.
  • Attend project coordination meetings for projects which you manage. Work with the General Contractor to receive retainage payments as soon as possible.
  • Work with location General Managers to provide WIP (Work in Progress) report monthly.

Job Requirements:
  • Bachelors degree in Engineering, Construction Science and Management, or 10 years of concrete industry field experience, preferred.
  • Execute all skill and qualifications of Project Engineer with mastery.
  • Ability to read technical drawings and specifications.
  • Ability to manage multiple projects. OSHA 30, preferred.
  • Excellent analytical skills and attention to detail.
  • Strong computer skills including the ability to use estimating software such as Bluebeam, MS Excel, MS Word, online plan rooms and construction applications.
  • -5 years of cost estimating experience preferred.
  • Familiarity with analyzing plans and specs to develop material, labor, and subs to develop estimates for projects (small to large).
  • Ability to review contracts and scopes of work to negotiate a final contract and budget.
  • Written and verbal communication skills.
  • Be able to track project spending and make forecasts for WIP. (Work in Progress Accounting)
